Brown patch is one of the most common fungal problems on tall fescue lawns across the Charlotte metro. Warm nights, high humidity, and grass that stays wet into the evening create ideal conditions for the fungus to thin turf in circular or irregular patches.

Pine Valley Turf Management provides lawn disease control and full lawn care programs for homeowners in Charlotte, Concord, Matthews, Huntersville, and nearby communities.

What brown patch looks like

Patches often start as a few inches and expand to several feet. Blades can look tan or smoky with a darker border. From a distance it can resemble drought stress, but brown patch often appears after humid stretches when the lawn was recently watered or fertilized hard with quick-release nitrogen.

Water early so blades dry before night

Irrigate in the early morning so leaves dry during the day. Evening watering keeps foliage wet overnight and favors fungus. Deep, less frequent watering usually beats short daily sprinkles on Carolina clay.

Balance fertility and mowing

Heavy, fast nitrogen before a humid stretch can produce soft growth that brown patch attacks easily. Favor balanced lawn fertilization and avoid sudden growth spikes. Raise mowing height during stress and keep blades sharp so you are not wounding turf.

Improve air and reduce thatch pressure

Compacted soil and thick thatch hold moisture against the crown. Core aeration and sensible thatch management help water and air move correctly. Thin turf also invites weeds after disease clears, so recovery plans often include overseeding when timing allows.

When fungicide belongs in the plan

Lawns with a history of brown patch, or active spread during favorable weather, may need fungicide as part of a managed program. Product choice and timing depend on grass type, temperature, and what else is scheduled that week.

If you are not sure whether you are seeing fungus, drought, or insects, photograph the pattern and note shade, irrigation, and recent fertilizer. Related reading: protecting tall fescue from brown patch.
