The play set packed the clay. Seed will not unpack it.
We get called to Concord and Harrisburg lots where the turf under the swing set is dirt with a halo of thin fescue. Owners want seed. The Piedmont clay under the mulch chips is a pan. Kids and grandparents have been landing on the same 8 feet for two summers. [Overseeding](/services/overseeding) on that pan is a snack for birds.
[Pine Valley](/) treats that corner as compaction, not as a missed bag. [Aeration](/services/aeration) and a decision about mulch, mats, or moving the set come before another seed date.
Map the landing zone, not the whole lawn
The rest of a [Concord](/areas/concord-nc) fescue lawn can look fine. The failure is the landing strip, the slide exit, and the path from the deck. Photograph those three. Probe them. If a screwdriver will not go in, seed will not either.
A [Charlotte](/areas/charlotte-nc) backyard with a trampoline does the same thing on a bigger circle. We will not sell a whole-yard [lawn care](/services/lawn-care) reset for a 10 foot scar. Name the scar.
[Yard drainage](/services/yard-drainage) that sits in the same corner keeps the clay plastic, then it dries to brick. Fix the puddle or accept that the play set lives in a mud season. Do not lime and fertilize a brick.
Mulch pits and turf want different soils
Play-set mulch that spills onto turf smothers the edge and then the kids pack the mix into the clay. Keep a defined pit. [Landscaping](/services/landscaping) of a timber border is cheaper than yearly seed. If the HOA wants green to the legs of the set, they want a traffic turf or a mat, not tall fescue that cannot take it.
[New lawn seeding](/services/new-lawn-seeding) after we open the pan can work in fall if watering is real. A weekend house in Kannapolis with nobody on the hose will fail the same way the last seed failed.
Write the corner as its own job

Concord clay does not bounce after a summer of landings
We have seeded the same Concord corner two falls in a row for owners who would not move the set or open the pan. The third year they still had dirt. Kids are a compaction machine that a Saturday overseed cannot outrun. If the set stays, budget for a defined pit, a mat, or a traffic turf that can take it. Tall fescue under a slide is a wish.
Harrisburg and Kannapolis lots with granite-based clay bake harder after a dry July. Watering the scar without opening it just makes a slick crust the next landing packs again. Probe in August. If you cannot get a screwdriver in, do not buy seed yet.
